Disclosure first, because it decides whether you should trust the rest. Rent360 is a UAE property and rental management product. We sell software. This page exists because every result on page one of "best property management software UAE" is a vendor ranking itself first, or a global directory listing US tools (Yardi, Buildium, AppFolio) with a paid-placement notice at the bottom. So we wrote the page we could not find: what the categories are, which questions decide the choice, and where we are the wrong answer. Checked 22 September 2026. If a fact here is wrong or out of date, write to us and we will correct it with a dated note.
The five categories of software sold to UAE landlords
There is no single "best". There are five different products pretending to be one.
| Category | Typical examples | Built for | Breaks when | |---|---|---|---| | Owners-association / service-charge suites | Mollak-aligned community suites (e.g. ADDA, RIOO-type offerings) | OA managers billing service charges through Dubai's Mollak system | You need unit-level rent, PDC cheques and landlord P&L | | Brokerage / listing CRMs | PropSpace, Property Finder & Bayut ecosystem tools | Agencies chasing leads and listings | The tenant has signed and the work becomes collection, renewal and compliance | | Landlord & portfolio management | HappyTenant, Keyper, Rent360, ManageCasa | Landlords and PM firms running occupied units | You need enterprise fund accounting or facilities work orders at scale | | Facilities / CAFM | Urbanise, Reflexion CAFM-type tools | Maintenance teams, assets, planned works | Leases, rent caps and cheques are the actual problem | | Enterprise real-estate suites | Yardi, MRI, Dynamic Netsoft-type ERP add-ons | Funds and developers, 1,000+ units, finance-led | You are one founder-landlord with 20–200 units and no implementation budget |
Rule of thumb: pick by the transaction you repeat most — service-charge invoices, listings, rent collection, work orders, or fund accounting. Software that is excellent at one of these is usually mediocre at the other four.
The 14 questions, answered
1. What is the best property management software in the UAE? There is no single best. Choose by category (table above). If your repeated job is collecting rent from occupied units, chasing post-dated cheques, keeping Ejari clean and defending a renewal notice, you want a landlord/portfolio tool. If your repeated job is billing service charges, you want a Mollak-aligned community suite. A tool that claims to do both well is usually strong at one.
2. Does the software have to connect to Ejari? Dubai tenancy contracts must be registered with Ejari. Software does not replace registration; good software makes sure the data you register matches the data you later rely on — names, unit reference, start and end dates, and rent figures. Mismatched Ejari data is the most common reason a rent-increase or eviction notice fails later.
3. What does Ejari registration cost? Verified figures we use: AED 120 base fee, AED 177.75 and AED 220 variants depending on channel and add-ons. Always confirm the current fee with the registering trustee or centre before quoting it to a tenant.
4. How is a legal rent increase calculated in Dubai? Decree 43 of 2013 sets the bands: if your rent is up to 10% below the market average for a comparable unit, 0% increase; 11–20% below, up to 5%; 21–30% below, up to 10%; 31–40% below, up to 15%; more than 40% below, up to 20%. The comparison is against RERA's index, not your opinion of the market.
5. What changed with the 2026 Smart Rental Index? The index now resolves at sub-community level and factors building classification and a furnished/unfurnished split, instead of treating a whole community as one number. Practical effect: two buildings on the same street can carry different permitted increases. Any software quoting you a cap must resolve the sub-community and building class, not just "Dubai Marina".
6. How much notice do I need to give for a rent increase or non-renewal? 90 days before the tenancy expiry date, in writing, and you must be able to prove it was served. Late notice means the contract renews on the old terms.
7. Do I still need post-dated cheques if cheques are decriminalised? Bounced cheques were decriminalised as a criminal matter on 2 January 2022, but a cheque remains an executory instrument you can take to enforcement. PDCs are still the dominant UAE rent instrument, which is why cheque lifecycle — held, presented, cleared, bounced, replaced, re-presented — is a real software feature, not a spreadsheet column.
8. What does it cost to file a rental dispute in Dubai? The Rental Disputes Centre fee is 3.5% of annual rent, with a minimum of AED 500 and a cap of AED 20,000. Budget for it before you take a hard line in a negotiation.
9. Can software screen a tenant in the UAE? Carefully. Any check that consumes a third party's personal identifiers (Emirates ID, passport, phone) needs a lawful basis and recorded consent. Rent360's cross-portfolio screening sits behind authenticated login with a recorded consent artifact, and we deliberately do not expose it as a public tool. Treat any UAE "instant tenant check" you can run on a stranger without consent as a compliance risk, not a feature.
10. What is an evidence ledger and why would I care? A tamper-evident, timestamped record of what was sent, to whom, on which channel, and what happened next — exportable as a pack. It matters exactly once: the day you stand in front of the Rental Disputes Centre and have to prove service of a notice. Our rule internally: nothing is stamped "sent" without a provider receipt, because an evidence pack that overstates delivery is worse than no pack.
11. Does it need to be bilingual? Yes if you serve tenants across nationalities or file documents in Arabic. Ask whether Arabic is a real right-to-left interface and Arabic document output, or a translated marketing page.
12. What does UAE property management software cost per month? Published market pricing ranges from roughly free trials and small per-unit fees up to enterprise contracts with implementation fees. Ask three questions: is it priced per unit or per portfolio, is there an implementation fee, and what happens to your data on exit. Rent360 publishes plans on request; we do not quote competitor pricing because it changes and we would get it wrong.
13. When should I not use Rent360? Three cases, plainly. (a) You are a pure owners-association manager whose core job is Mollak service-charge billing — use a Mollak-aligned suite. (b) You are an agency whose core job is listings and lead flow — use a brokerage CRM. (c) You are a fund needing consolidated statutory accounting across 1,000+ units — use an enterprise suite. We are built for landlords, PM firms and small funds running occupied units where rent, cheques, compliance and per-unit profit are the daily work.
14. Who is Rent360 actually built for? Landlords and property managers with roughly 20–200 units in the UAE who need five things in one place: a court-grade evidence ledger, PDC cheque lifecycle, a RERA rent-cap engine that resolves sub-community and building class, per-unit profit and loss, and consented cross-portfolio tenant screening. Access is invite-only today and pilots are onboarded by a human.
How to run a 30-minute shortlist
- Write down the one transaction you repeat most this month.
- Pick the matching category above; ignore the other four.
- Ask each vendor for a live screen showing: an Ejari-linked lease, a bounced cheque re-presented, a rent-cap calculation with the sub-community named, and one exported evidence pack.
- Ask what happens to your data if you leave.
- Whoever cannot show item 3 live is selling you a roadmap.
