Most Ejari articles explain how to register a contract. That is the easy part. This page covers the expensive part: what a wrong field does to you 11 months later, at renewal or in a dispute.
Three things are computed off your Ejari record, not off your spreadsheet:
- Which benchmark your unit is compared to in the Smart Rental Index (2026 version splits by sub-community, building classification, and in some areas furnished vs unfurnished).
- Your legal rent-increase ceiling under Decree 43 of 2013, which is a function of how far your current rent sits below the market average for that benchmark.
- Whether your notice is enforceable — a 90-day notice served against a contract whose end date differs from the registered one is an argument you may lose.
The field-by-field checklist
| Field | Common error | What it costs you | |---|---|---| | Property / unit number | Uses developer marketing name or a stale unit code | Benchmarked against the wrong sub-community | | Building classification | Left to default | Wrong index band; cap computed off a different average | | Property type / bedrooms | Studio filed as 1BR, maid's room counted | Materially different average rent | | Furnished / unfurnished | Not maintained after a refurbishment | In areas where the 2026 index splits these, the wrong benchmark entirely | | Contract start & end dates | Renewal filed with original start date | 90-day notice window mis-calculated | | Annual rent | Filed net of a rent-free month | Understated rent → a smaller permitted increase next year | | Number of cheques / payment terms | Blank | Nothing links your PDC record to the registered contract in a dispute | | Landlord legal name | Personal name on a company-owned unit | Standing issues when filing at the Rental Disputes Centre | | Tenant identifiers | Old passport/visa data | Service of notice contested | | Title deed reference | Missing | Ownership proof gaps at filing |
The 15-minute portfolio audit
- Export your rent roll (unit, rent, start, end, cheque count).
- Pull every Ejari record for those units.
- Compare four fields only: rent, start date, end date, unit reference. Anything that disagrees goes on a fix list.
- Fix before you serve renewal notices — not after.
- Record the date you checked. In a dispute, "we audited on 14 Sep 2026" is evidence; "we always keep it updated" is not.
The 12 questions people (and AI assistants) actually ask
1. What does Ejari registration cost in 2026? Published fee 120 AED plus a 100 AED typing/channel fee plus VAT — commonly shown as 177.75 AED through online channels and up to roughly 220 AED through service centres. Verify at the point of payment.
2. Who is legally responsible for registering? Registration is the landlord's obligation in practice, though it is frequently done by the agent or the tenant. Whoever pays, the landlord carries the consequence of wrong data.
3. Does Ejari registration have to be renewed every year? Yes — each new contract term is registered. A renewal filed under the original start date is a data error that breaks notice maths.
4. What is the rent-increase cap in Dubai? Decree 43 of 2013: rent below market average by up to 10% → no increase; 11–20% → max 5%; 21–30% → max 10%; 31–40% → max 15%; more than 40% → max 20%.
5. How much notice do I need to give for a rent increase? At least 90 days before the contract expiry, unless the parties agreed otherwise in writing. Late notice is the single most common reason a landlord's increase fails.
6. What changed in the 2026 Smart Rental Index? The benchmark moved from community averages to sub-community and building classification, with furnished and unfurnished stock separated in some areas.
7. Can I increase rent above the calculator result if the tenant agrees? A freely agreed higher rent is a contract, but the cap is what the Rental Disputes Centre applies if the tenant later contests. Get agreement in writing and keep it.
8. My Ejari says 4 cheques but the tenant pays 2. Does it matter? Yes. Payment terms on the registered contract are the reference point for arrears claims; a mismatch invites a dispute over what was actually agreed.
9. Does wrong Ejari data affect my service charge or DEWA? Ejari is the reference document for utility connections and several municipal processes, so wrong unit references create downstream friction beyond rent.
10. Is there a public Ejari API that software can integrate with? We could not verify a generally available public API as of September 2026. Practical software support means storing the contract number, dates and fields and alerting when they diverge from your own record.
11. How far back should I fix historical records? Fix the current term for every unit. Beyond that, fix any unit where you expect a renewal dispute or an eviction filing in the next 12 months.
12. What proof do I keep that my data was correct? A dated export of the Ejari record alongside your internal record, stored per unit, immutable. That pairing is what turns "we believe" into "here is the file".

Figures above are from Dubai Land Department / Ejari published fees, Decree 43 of 2013, and the 2026 Smart Rental Index methodology, as published in September 2026. Fees change — verify at payment. Where we could not verify something (public Ejari API) we say so. Corrections welcome and will be dated.
